Rental Policies

ACCIDENT FORGIVENESS

We understand that no matter how careful we are, accidents happen. We do not feel you should be responsible for small accidental damage that occurs during your stay that you report immediately. Therefore, you will not be required to pay for accidental damage to the home, or personal property of the homeowner contained within the premises, up to an aggregate limit of $800. Damages exceeding this limit will be the responsibility of the guest. Guests’ credit cards are held on file for this purpose. However, guest’s are fully liable for damage due to the following: (a) intentional, willful, reckless, or malicious acts of guest or others on the premises during the tenancy; (b) damage by pets (pets are prohibited in most homes); (c) theft from the premises of either the owner’s property or property belonging to guest; (d) gross negligence of guest or intentional misuse of furnishings, appliances, equipment or other amenities provided with the home; (e) damage caused while under the influence of alcohol or drugs; (f) damage to real property resulting from operation of any vehicle by guest; (g) damages related to smoking (all our homes are “Non Smoking” properties). Accident forgiveness, as well as conclusions contained herein, provided to guest shall extend to all members of guest’s party and guests thereof. To qualify for accident forgiveness, all damages must be reported to the rental office immediately.

ADDITIONAL COSTS

Rental rates do not include 10% state/local taxes or optional Travel Insurance.

BOATS

Rental guests towing a boat must obtain a temporary boat decal and pay the appropriate seasonal usage fees with the Security Office.

May 15 – September 14:  24 hour pass = $50, 72 hour pass = $100, One week pass = $200

September 15 – May 14:  24 hour pass = $30, 72 hour pass – $50,  One week pass = $100

If a rental guest brings a boat in for a week he/she must purchase a one-week pass.  If staying longer than one week, the guest must purchase additional passes from Security for the duration of the rental.  The maximum period of duration for a rental guest pass will coincide with the rental contract.

Please note that boats cannot be longer than 22 foot as anything larger cannot be launched from the dock or fit in the creek.  Boats cannot be stored on homeowners property.  You will need to contact Amanda at the Administration Office to arrange for Temporary Boat Storage, if available.  All boats must be trailered and removed from the boat dock.  No boats may be left at the dock or stored overnight in the boat parking area.  No trailers may be left in boat/trailer parking area.  No wake speed zones are strictly enforced in creeks.

BUSINESS SERVICES

Our guests may send and receive faxes, have photocopies made and access our wireless internet free of charge. When receiving faxes, make sure the sender notes your name and property name or number on the transmittal sheet.

CANCELLATIONS

If a reservation is canceled, the rental deposit will be forfeited.  Only if the property is re-rented for the same term and rate will the deposit be refunded, less the administrative charge of $375.

CHECK-IN

AFTER 3:00 p.m. We cannot issue passes to enter DeBordieu until 3:00, please plan your travel accordingly.

EARLY CHECK-IN: Check-in is after 3:00 PM. Please do not plan an Early Check-In. While we do our best to accommodate requests for Early check-Ins, please be advised that an Early Check-In is at the discretion of our housekeeping department and is only possible if the rental property you are renting is prepared for arrival and approved in advance by our staff. A limited number of 12:00 pm Check-Ins are offered for those rental guests with special arrival needs and MUST be requested at least 7 days prior to arrival. The fee for this special benefit is $125, plus tax. Please keep in mind that an Early Check-In cannot be guaranteed due to situations that may arise (owner stays, maintenance, extra cleaning, etc.) that are beyond our control. While we will make every effort to honor your request, it may not always be possible and your Early Check-In fee will be refunded if an uncontrollable circumstance occurs.

CHECK-OUT

BEFORE 10:00 a.m.

LATE CHECK-OUT:

Check-Out is before 10:00 AM. Please do not plan on a Late Check-Out. No Late Check-Outs are permitted during June and July. During other times, a limited number of 12:00 Late Check-Outs are offered for rental guests with special departure needs and MUST be requested at least 7 days prior to arrival.The fee for this special benefit is $125, plus tax. Otherwise, a Late Check-Out will result an additional charge to your rental account equal to one night’s rent.

CONSTRUCTION

We realize construction noise can be bothersome. We cannot predict when or where construction will be occurring, nor does DeBordieu Colony Real Estate, Inc. have authority to halt or interfere with construction activity. We will attempt to contact the contractor concerning noise, but cannot guarantee the contractor’s cooperation. No transfers or refunds will be made.

DEBORDIEU CLUB

DeBordieu Club, Inc. is a private club established to provide golf, tennis and social activities for its members. Club facilities include a championship Pete and P.B. Dye golf course, golf clubhouse, a superior tennis complex with eight Har-Tru clay courts, and an oceanfront Beach Club.

DeBordieu rental guests have the unique opportunity of temporarily assuming the club membership held by the owner of the home they are renting with the payment of applicable fees. Use of Club facilities is based on the level of membership held by the owner of the rental property. There are four levels of membership.

• Social Memberships include the use of the pools at the Beach Club and Youth Center, and dining at the Beach Club and Golf Clubhouse.

• Tennis Memberships include all the Social privileges as well as use of the Tennis Club upon payment of applicable fees.

• Golf or Sports Memberships offer all the privileges of Social and Tennis Memberships in addition to use of the golf

course upon payment of applicable fees and in accordance with Club rules and regulations.

The Beach Club, Cocktail Lounge, Blue Heron Beach Grill, Gazebo Bar and Turn Room offer seasonal dining with the Clubhouse Grill Room remaining open year-round. Reservations are required at the Beach Club. The two swimming pools are open daily during warm weather months. A parent or adult guardian must accompany children under the age of 10 at all times.

The DeBordieu Tennis Club offers 8 clay and 2 hard courts, 6 of which are lighted for night play, and a full service pro shop with 48 hour stringing service. clinics, programs and lessons are offered for all levels and abilities. Court fees are $20 per hour/singles, $30 per hour/double. Call the Tennis Pro Shop for additional information or to book a court time up to 72 hours in advance. The DeBordieu Golf Club offers a pro shop and private lessons. Fees are $125 per 18 holes and $70 per 9 holes and include a cart and a basket of practice balls. No tee-time before 12 noon on Saturdays and holidays. For tee-times call (843) 527-6000.

The DeBordieu Club is “cash-free”. All charges must be made to a temporary membership account. Your account will be set up and membership cards issued at check-in. After departure, your charges will be billed to your home address and may be paid at that time by personal check or credit card. Your Club Card number will be required for all Club transactions.

DeBordieu Club Dress Codes

DeBordieu Beach Club: For evening and Sunday brunch, proper attire is dress slacks or golf length shorts and shirts with collars, with jackets recommended. Blue jeans of any type, collarless shirts, and casual flip flops are not allowed at any time in the dining area. The Beach Club Bar will allow dressy casual, with blue jeans in good condition and a collar shirt being acceptable.

Clubhouse: For lunch and beverage service in the Grill Room, Card Room and Porch, casual sports attire (golf/tennis) and blue jeans are allowed. Blue jeans are not allowed in the Dining Room or Sunroom. Casual Dining is available outside of the Turn Room. Bathing suit cover-up requred for the Turn Room.

DeBordieu Tennis Center Cut-offs, bathing suit tops, and tank tops (men) are not permitted. No running/cross training shoes.

DeBordieu Golf Club Shirts with collars and sleeves, slacks or Bermuda shorts (16 inches in length) are considered appropriate attire for men. For women, dresses, skirts, slacks, golf shorts, mid-length shorts, shirts with collars, and blouses are considered appropriate attire. Golf shirts without collars must have sleeves. “Spikeless golf shoes” are required

DEPARTURE CLEANING

Departure cleaning is provided. However, failure to adhere to the following will result in additional charges (guests’ credit cards are held on file for this purpose):

• The home should be left in a neat and orderly fashion, with furniture arranged as it was found.

• All trash bagged and placed in outside containers.

• Kitchen cleared of trash and food, refrigerator emptied.

• Carpet and floors free of excess food, debris and sand.

• Dishes clean and left in the dishwasher.

DEPOSITS AND PAYMENTS

We accept bank checks, Travelers Checks, Visa, MasterCard, Discover and American Express. Personal checks are accepted up to 30 days before your arrival date. All deposits and payments will be placed in an interest bearing account, with interest accruing to DeBordieu Colony Real Estate, Inc.

ELEVATORS

Many of our properties have elevators or dumbwaiters. Elevators should only be used on check-in and check-out days for unloading and loading, or for the use of the elderly or disabled. Under no circumstances should unsupervised children be allowed in an elevator. A release must be signed before keys to the elevator will be issued. NOTE: Although many of our homes have elevators, sizes and capacities vary. Our vacation properties, being private homes, are not represented as American Disabilities Act compliant.

FURNISHINGS/EQUIPMENT

Our rental homes have been decorated and equipped to satisfy the particular tastes and desires of the owners. All properties are furnished with central heat and air, washer/dryer, dishwasher, TV with cable, telephone and a fully equipped kitchen. The furnishings are not to be moved or rearranged and are subject to change without notice. Any locked closets are reserved for the storage of the owner’s private property and are not to be entered or damaged.

GOLF CARTS

Guests may bring golf carts, but must provide registration and proof of insurance. They must be battery/electric powered, (Similar to those ordinarily used on a golf course).  They also must have no more than 3 bench seats.  Operators must be at least 16 years of age, have a valid driver’s license and obey all S.C. traffic regulations. Operation is limited to daylight hours.

**Gasoline powered golf carts/hybrids are not permitted.**

GRILLING

Grill only in open grassy or paved areas away from any building or as provided for under any specific villa or home regulations. For your safety, grilling is not permitted on decks, porches, balconies, pool areas, or on the beach.

HOUSEPARTIES

Houseparties are prohibited. Any group consisting predominately of unrelated people under the age of 25, whether chaperoned or not, is considered a houseparty. Should a houseparty occupy a rental home, the rental will terminate immediately without a refund. The person making the reservation shall be held liable for any damage to the property, its’ contents or surroundings.

ITEMS LEFT IN HOME

Upon request, we will attempt to locate an item and mail it to you. A fee of $15.00, plus the cost of postage, will be charged. Items left in homes and not claimed after thirty days are donated to a local charity.

ITEMS TO BRING

A “starter supply” of soap, bath tissue, and dishwasher detergent is provided for your convenience. Some things you will need to bring are staple kitchen items: salt, pepper, etc., wraps, paper products, soap, laundry and dish detergent, and beach towels.

LINEN SERVICE

All reservations include sheets, towels, hand towels, washcloths, dishtowels and bath mats. Your beds will be made and towels set out in the bathrooms. Crib sheets and beach towels are not supplied; please bring your own.

MAINTENANCE and REPAIRS

Just like your own home, our homes can experience unanticipated breakdowns. All efforts will be made to insure that all equipment and appliances are in working order and that any problems are resolved as quickly as possible. Although repairs will be made as quickly as possible, no refunds or transfers to another unit will be made.

MANDATORY EVACUATIONS

Late summer and fall is hurricane season. Having a storm threaten your vacation is a possibility. In the event government officials or the DeBordieu General Manager order a mandatory evacuation of the area, due to natural disasters including but not limited to, hurricanes, floods, or tornadoes, guests must vacate the premises immediately. Unless Travel Insurance has been purchased, there will be no reimbursement for a mandatory evacuation.

OCCUPANCY

Occupancy is strictly limited to the number stated in the unit description. The only exception is an infant sleeping in a crib. Extra rollaway beds or sleeping bags are not allowed. We reserve the right to cancel any reservation made under false pretenses, for groups exceeding the occupancy of the house or other legal reasons.

PROPERTY FOR SALE

If a home or villa is listed for sale, the sales department may need to schedule a showing. Our sales staff will give at least 24 hours notice prior to the showing. If your accommodation is listed for sale, it will be noted on your Deposit Request.

RESERVATIONS

Our homes and villas are available for rental on a weekly basis in the summer and for a minimum of two nights during the off-season. During the summer, reservations run from Friday to Friday for most houses and Saturday to Saturday for most villas, unless otherwise noted. All reservations require 50% of the total rental cost stated. The balance is due 30 days prior to arrival. If you are reserving a property within 30 days of the arrival date, the total reservation amount is due.

RESERVATIONS FOR NEXT YEAR

You may tentatively reserve the same home for next year by leaving a deposit during your current stay. You must reserve prior to check-out to keep your priority status. These tentative reservations are subject to owner approval and rate changes. The Reservation Deposit will be $250 per week. This amount is applied to your advanced reservation rental amount.

RESTRICTIONS

• Fireworks are prohibited within DeBordieu Colony.

• Discharge of firearms of any kind is prohibited.

• Gasoline powered golf carts/hybrids

• ATV’s or comparable vehicles

• Farm or utility type vehicles

• Motorized scooters

• Jet-skis

• Motorcycles, dirt bikes, or comparable vehicles

• Public walkways are clearly marked. Do not walk through private property.

PETS: Some of our homes/villas are indicated “Pet Friendly” with a $250 fee associated with bringing your pet.  There is a two pet maximum.  The pet fee for two pets is $300. If a pet is discovered ON a property not designated as a pet friendly property, the Rental will be terminated, no refund will be given and there will be a MINIMUM charge of $500 for carpet cleaning and flea control. The tenant is responsible for any and all pet damages. Penalty costs will increase to current market costs if the owners have family members with allergies. Removing allergens from a property involves significantly more time, effort, equipment and supplies. The cost to the guest will not be marked up. The guest will pay exactly what the vendor’s invoice states as due to them.

SUBSTITUTIONS

If a home is made unavailable due to damage or change of ownership, we will attempt to locate comparable substitute accommodations. If no suitable substitute can be located, all deposits and payments shall be refunded.

TELEPHONES

Local calls are free of charge. Long distance calls should be charged to a credit card or be made collect. Guests shall be charged for any long distance charges made to the property along with a $25 fee.

TRAVEL INSURANCE

We include Travel Insurance in every reservation. If you do not wish to accept the Travel Insurance, please initial the Rental Agreement where indicated. We want you to experience all the joy and excitement of your planned and much anticipated vacation to DeBordieu. However, we know that unexpected events: illness…medical emergencies…delayed flights…hurricanes and severe weather can occur when you least expect them. These unfortunate events may cause you to cancel or interrupt your trip, forcing you to lose your vacation investment and incur unexpected expenses. Remember, when you cancel the insurance, you are cancelling it for your entire group. VEHICLES

Motorcycles, moped motorized bikes, go-carts and similar motorized vehicles are prohibited within DeBordieu Colony. Campers, trailers, or any other live-in moving vehicle are also prohibited. Motor vehicles are not allowed on the beach.
